Energy services (ESCO)
Most buildings can use less energy with better controls and better plant operation. We can structure that work as an ESCO project, so that the measured savings pay for it.

- Shared savings or guaranteed savings
- Measurement

- Baseline
- Agreed before work starts
- Typical scope
- Controls, chiller plant, SMAC
How an ESCO project works
Five stages, with the baseline and the measurement method agreed before any work starts.
Walk-through
We review energy bills, trend data and the plant itself to estimate what can be saved.
Proposal
Measures, cost, expected savings and the M&V plan are set out and agreed.
Implementation
Controls, sequences and plant upgrades are installed and commissioned.
Measurement
Savings are measured against the agreed baseline under IPMVP and reported at set intervals.
Payment
The work is paid for from the verified savings, on shared-savings or guaranteed-savings terms.
Typical measures
- Chiller-plant optimisation Staging, chilled-water reset and condenser-water control.
- Variable speed Variable-speed pumping and cooling-tower fans.
- Air-side resets and schedules Supply-air and static-pressure resets, and equipment that runs only when spaces are in use.
- SMAC For spaces where humidity drives the cooling load.
- Metering Meters in place before the work starts, so the savings can be measured from the first day.
Measurement and verification
Savings count only if they can be shown. On our ESCO projects, savings are measured and verified under the International Performance Measurement and Verification Protocol (IPMVP).
The baseline, the measurement boundary and the way the baseline is adjusted for weather and occupancy are written into an M&V plan before work starts. Savings are then reported against that plan at agreed intervals.
